This indenture made the twenty second day of June in the Thirty eighth year of the Reign of our Sovereign Lord King George the Third and in the year of our Lord one thousand seven hundred and ninety eight Between Walter Irwin of Hallfoot in the parish of Kirklinton in the County of Cumberland Yeoman & Devisee in Fee named in the last Will and Testament of James Read late of Little Corby in the parish of Hayton in the County Gentleman deceased of the one part and John Kirkbride of Edenbanks in the parish of Wetheral in the same County Yeoman of the other part Witnesseth that the said Walter Irwin for and in Consideration of the Sum of Five shillings of lawful money of Great Britain to him in hand paid by the said John Kirkbride at or before the Sealing and Delivery of these presents the Receipt whereof is hereby acknowledged, Hath granted bargained and sold and by these presents doth grant bargain and sell unto the said John Kirkbride his Executors Administrators and Assigns all those his freehold Messuages Lands Tenements parcels of ground Hereditaments and Premises Situate Lying and being at Little Corby in the parish of Hayton and County aforesaid which were given and devised unto him the said Walter Irwin his Heirs and Assigns in and by the last Will and Testament of the said James Read bearing date on or about the Sixth day of June one thousand seven hundred and ninety also all that his the said Walter Irwins freehold piece or parcel of ground which he purchased of the said Testators widow Elizabeth Read situate lying and being at Troutbeck in the Parish of Hayton aforesaid containing by estimation one Acre be the same more or less and also all other the freehold Messuages Tenements Lands Grounds and Hereditaments whatsoever of him the said Walter Irwin or whereof or wherein he or any other Person or Persons in Trust for him is or are seised of any Estate or Inheritance in Possession Reversion Remainder Expectancy or otherwise situate Lying or being in Little Corby aforesaid or within the Liberties Territories Precincts or Townfields thereof or elsewhere in the Parishes of Hayton aforesaid and Wetheral in the said County or either of them together with all and singular Houses Out-houses Edifices Buildings Garthes Gardens Lands Grounds Meadows Moores Mosses Commons Common of Pasture and Turbary Ways Paths Passages Water Courses Woods Trees Underwoods Hedges Ditches Fences Rights Members Privileges Advantages and Appurtenances Whatsoever to the said Wetheral Messuages Lands Tenements parcels of Ground Hereditaments and Premises or any part thereof belonging or in any wise appertaining and the Reversion or Reversions Remainder and Remainders Rents Issues and Profits thereof and of every part thereof to have and to hold all and singular the said Messuages Lands Tenements parcels of Ground Hereditaments and Premises hereby granted bargained and sold and mentioned or intended so to be with their and every of their Appurtenances unto the said John Kirkbride his Executors administrators and Assigns from the day next before the day of the date of these presents for and during and unto the full End and Term of one whole Year from thenceforth next ensuing and fully to be complete and ended Yielding and Paying therefore the Rent of one Pepper Corn only upon the last Day of the said Term if the same shall be lawfully demanded to the Intent that by Virtue of these Presents and by Force of the Statute made for transferring of Uses into Possession He the said John Kirkbride may be in the actual Possession of all and singular the said Premises mentioned or intended to be hereby granted bargained and sold with the Appurtenances and may thereby be enabled to take and accept of a Grant and Release of the Reversion and Inheritance thereof to him and his Heirs to the only proper Use and Behoof of him the said John Kirkbride his Heirs and Assigns for ever In such a manner as in and by a certain Indenture of Release by way of Mortgage intended to bear Date the Day next after the Day of the Date hereof and made between the same Parties as are to these Presents shall be mentioned limited and expressed of and concerning the same In Witness whereof the said Parties to these Presents have hereunto set their Hands and Seals the Day and Year first above written.
